Avalon Properties, Inc. was formally established in 1993, spun off from Trammell Crow Company. This new entity, a real estate investment trust (REIT), was led by Richard L. Michaux, who served as chairman and CEO, and Chuck Berman, who took on the roles of president, COO, and board member. When Bay Apartment Communities went public in 1994, its portfolio consisted of 14 apartment complexes, totaling nearly 3,500 apartments. The company’s IPO successfully raised over $200 million. Similar to Avalon Properties, Bay Apartment Communities strategically targeted high barrier-to-entry markets, with a particular emphasis on the highly competitive and pricey Silicon Valley region. While opening new complexes, Bay also demonstrated a particular aptitude for acquiring older apartment buildings in tight markets and undertaking their redevelopment.
